The problem with this property was that the original builders didn't install the correct waterproofing membrane when building the basement. Our contract was to strip out the flat and store all the salvageable items, install a new waterproofing membrane and re-fit the flat back to its original standards. The contract time was set for 6 months and we knew we'd incur penalties if we didn't complete on time. We project-managed the works, making sure that all subcontractors were punctual on site and conducted their work as detailed in the specifications.

This property was an old council house and had been converted into three flats back in the 70s. Camden Council had neglected the property for some time and as part of their policy of regenerating their property stock, they sold the property off to a developer. We were asked to price for the complete modernisation of the property a new basement and a loft conversion. The work went out to tender and we won the contract, so work stripping out the property started almost immediately. A time scale was set for approximately 9 months, however no fixed contract time could be given at this point, as we were still awaiting Planning and Building Control.

Basements come in many forms which generally fall into 2 categories: Retrofit - where a basement is developed under an existing building and New Build - where a basement is built on a new piece of land.
