Self-building your own home is a life-changing experience, and there's nothing more rewarding for us than doing a great job, and seeing our clients happily settled in their new home. Our aim is to help you get there as smoothly and enjoyably as possible, with our flexible services, superb designs and products, and outstanding expertise and experience. Whether you're a seasoned timber-frame builder, or just starting your first self-build house adventure, call us today. Timber frame homes are known for faster on-site construction, making weather less of a problem.

Timber frame products have been designed and manufactured at our premises in Berwickshire for over 40 years, giving us a strong reputation in the industry, based on proven experience and solid networks. Fleming Homes Ltd. began life in 1986, when local businessman Thomas Fleming bought the timber frame manufacturing company, Clanwood Homes, and developed the business on from the same site in Duns. In 2007, Hayden Martin was appointed Managing Director of the company. Hayden was initially employed to work on the factory floor manufacturing our timber frame panels, before becoming an accomplished construction designer, then manager and finally director of the company.

Every self-build project needs certification to show it complies with British building regulations. Our building regulation service helps self-builders to get there quickly and cost-effectively, for an affordable one-off fee. Please note that our building regulations service isn't a complete architectural service. Rather, we will carry out the procedures required by your local building regulations authority or certifying body to get your timber frame home approved in accordance with British building standards.

Fleming Homes is a one-stop supplier for your timber frame self-build. This helps you to cut costs with a leaner supply chain, and gives you the extra reassurance of high quality products from our trusted, accredited suppliers. As well as prefabricated timber frames, we also supply timber frame kit packages which include high quality doors, windows, staircases, plasterboard, insulation and other elements. Our full specification is entirely flexible, and all materials can be omitted or changed to suit your specific new build project.

Since our incorporation in 1986 we've built an amazing team of experienced individuals whose role is to help you on your self-build journey. From the design stage through to the erection of your timber frame home, you'll find us easy to reach, committed to supporting you and always happy to help. Engaging with us early in the design process can deliver significant cost benefits. Our timber frame design experts will help you identify where structural efficiencies can be built into your design, enabling you to weigh up and incorporate design decisions in line with your self-build budget.

When you're leading a design project, you need a construction partner who can realise your vision exactly, with high quality standards and attention to detail. Our timber expertise, experience, and over 1500 completed timber builds give us the technical edge in this fast-growing industry. We work as a team with our architect partners. Your design expertise complements our technical know-how. Whether you need construction drawings, planning support or a sounding board on timber frame we're here, with an entirely flexible and supportive service.

Looking for an experienced construction design team for your timber frame self-build kit home? The Fleming Homes team has over 30 years' experience in the construction design industry, making us the company of choice for bespoke self-build timber frame projects. At Fleming Homes, quality is paramount, and we have our own ISO 9001-certified Quality Assured process. As part of this commitment to excellence, we assign each timber frame home to an individual construction designer who personally manages your project, right from construction design to erection on site.

Fleming Homes provides a wide range of services for architects, and we take great pride in our many timber frame collaborations with architects around the UK. Depending on your needs, we can support your work on the engineering, regulatory or technical specification side, and provide technical and construction drawings where required. We also streamline the build process by providing expert coordination between you, your client and contractors. We can meet all your front-end technical needs for timber frame, including SAP calculations, u-value calculations, engineering details, timber member sizes, external joinery details, giving you more time to concentrate on design.

If you're embarking on a self-build project, you need a great team. At Fleming Homes, we believe this is the single most crucial factor in a project's success. That's why we strive to be the best team in the business. Fleming Homes specialises in good people. We're a dynamic mix of knowledge, experience, and timber frame expertise, and we all share an unrivalled passion for the traditional values of self-build. Sarah has worked with Fleming Homes since 2011, originally as a marketing consultant.

At Fleming Homes, we only use accredited and experienced erection teams to erect our timber frame homes - after all, our client's investment is at stake! Before our teams become official Fleming Homes erectors, they need to be fully tested and accredited by us. To become a Fleming Homes Accredited Erector, you need to meet two crucial requirements: firstly, you must be a joiner, not just a timber frame erector. Believe us, there's a big difference! Secondly, you need to be great guys. We know all our teams personally, and have done so for many years.

As part of our commitment to excellence, Fleming Homes is a long-standing affiliate of several timber and construction trade associations. This keeps us at the cutting edge of training and industry developments, and also in close touch with changing laws, building regulations, and government initiatives. It's responsible for delivering the Self Build Portal, a hugely informative UK-government-endorsed website for self-builders. NaCSBA brings together developers, architects, planners, financial and warranty providers, manufacturers, self-builders, community groups and local authorities to develop, share and promote best practice in self-build.

Looking for flexible self-build insulation? Fleming Homes provides bespoke high-performance external wall insulation with 4 U-value options, offering exactly the right specification for every self-build project. Whether you're looking for pre-insulated self-build panels from our flexible U-value range, or an entirely bespoke solution for specific insulation needs, we can deliver! Because we build our timber frame panels and pre-insulated panels in-house, we can give self-builders the full spectrum of options.
