On the 1st October 2011, what were private sewers and lateral drains that were connected to then public sewers on the 1st July 2011, were adopted by the main water authorities and that these pipes became maintainable at public expense. By law, nobody has the right to build over, or close to these pipes as the local water authorities require access to them. In these cases, a 'build over' agreement should be sought from the local water authorities before the start of work. Where a new project is being contemplated, it would be a good idea to try and determine if there are any sewers in your garden near where you want to build.

Building regulations drawings are the detailed technical drawings that the Local Authority building control examines and approves prior to you starting work. These drawings set out exactly how the work should progress and has all the building specifications that the Council has agreed and approved and that the builder should follow. That way we will all know what we are doing! It is a good idea to review the drawing to make sure that there isn't anything else that you want the builder to do that isn't shown on the drawing as the builder may well charge for 'extras' that weren't originally specified.

Some of the projects that we do will require the services of a structural engineer, for example where steel beams are required. I work very closely with a structural engineer who will specify any required beams from my drawings. On occasion the engineer will need to visit your house to have a closer look at the building.
