Wet rot attacks wood in damp conditions and where timber is in contact with damp masonry. Wet rot decay is often found in suspended timber floors and skirting boards in contact with damp masonry. Timber lintels supporting masonry over windows and door openings can also be affected where penetrating damp has occurred. There are many species of wet rot, the most common being coniophora puteana and fibroporia vallanti. The Assured Preservations surveyor will carry out an inspection, assess the full extent of the wet rot and provide recommendations and solutions to remedy the attack.

If your property has been affected by flooding, it is important that any remediation work is carried out by a specialist who understands how dampness affects a building in the long term, and is experienced in the most suitable remedial treatments. This can sometimes happen unseen, and, if untreated, may continue after the property has been refitted and redecorated, leading to further expensive and disruptive work becoming necessary.
Condensation is caused by warm, moisture-laden air (high humidity), which cannot escape from a building. Black mould growth (aspergilla spp) will appear in the corners of walls and ceilings, and behind furniture. You may also notice a damp odour in the building. Condensation is sometimes caused by the lifestyle of the occupants. Our surveyor will be able to advise on ways of reducing humidity levels; this may require a change in daily activities such as avoiding drying clothes indoors. High humidity levels can be reduced with the installation of mechanical ventilators in the kitchen and bathrooms.
The life cycle begins with the female beetle laying her eggs in cracks to the surface of the timber. When the eggs hatch, the beetle begins to tunnel into the timber. After several weeks the adult beetle will emerge from the timber, having caused internal damage, and begin the mating process, where the life cycle starts again. The Assured Preservations surveyor will determine the extent of the woodworm infestation and indicate whether the infestation is active or historic. If the infestation is found to be active, recommendations for chemical treatment will be provided.
