Life was different back in 1977. We still had David Bowie. Punk rubbed shoulders with the Queen's Silver Jubilee celebrations, the Ford Fiesta launched as the M5 motorway opened between Birmingham and Devon, and Star Wars made its British cinema debut. At the time, Chris Herbert, founding father of what was to become Guardian Preservation was living in Cheltenham with his childhood sweetheart, Jane. He was working for one of the UK's biggest pest control and preservation companies. Always keen to do a good job and treat people well, Chris was becoming increasingly frustrated with his company - and in fact pretty much the entire industry - for being more interested in profits and exploiting people than giving them a good service when it came to property care.

Discovering damp in your home or any other property can be a worry, especially if you don't know exactly what it is and how to treat it. Don't panic - help is at hand. You just need to take things step by step. First you need to identify what kind of damp you're dealing with. A misdiagnosis could cost you more in the long run, so it's always worth getting a specialist diagnosis. Guardian Preservation is an award-winning family business with a solid reputation for our expertise in damp proofing, basement waterproofing & conversions, condensation & mould treatment, dry rot & timber treatment, flood prevention & remedy and structural waterproofing.

Penetrating damp normally affects older buildings, however it can effect any home in need of repair. Often misdiagnosed, it can cause excessive damage if left untreated. One of our fully-qualified, specialist surveyors can carry out a full damp survey and inspection for you to identify the type of damp present and recommend a course of treatment. When the rendering on a building starts to crack - or the roof pointing stops doing its job so well - rainwater can easily find its way into the fabric of the building.

Most cases of rising damp appear in older properties but can become also occur in buildings of any age. Usually when the existing damp proof course becomes damaged, is missing altogether or the external ground levels have been raised by driveways, flowers beds etc. Once this happens the groundwater underneath or next to the building starts to seep into the fabric of its structure, if left untreated potential issues will worsen over time. One of our specialist surveyors will carry out a damp survey for you, identify the type of damp in your property and recommend the best course of treatment.

No one budgets for the problems we solve. We completely understand your predicament. Unlike some companies our approach is different and we don't find problems for the sake of it. In fact, many of our surveys result in little or no work at all. We carry out surveys throughout the Midlands & the South, any subsequent work carried out is covered by our 10-year materials and labour guarantee. We hold full professional indemnity insurance. You can make a quote appointment with one of our surveyors for any specialist or remedial works you are planning.

Dry rot (serpula lacrymans) is a specific type of wood destroying fungus. Because it has a reputation for attacking wood, depleting it and potentially making timber unsafe in buildings it has gained the unpleasant nickname 'building cancer'. Dry Rot develops on timber in damp and humid conditions. You may spot a fruiting body, which looks like a mushroom with a pizza like appearance. You may also find cotton wool-like growth, called Mycelium, that could have water droplets on it. As it spreads across the timber's surface, the strands inside feed on the timber and supply the fungus with water and nutrients to help it grow.

Wet rot is more common than dry rot. It is caused by a fungus called Coniophora puteana also known as 'cellar fungus'. Poria vaillantii is another main type of wet rot fungus and a number of less common fungi also occur. While each fungus has its own unique features, the general appearance of wet rot is similar - as is the treatment. It's important to know the type of rot you're dealing with. A specialist survey will do this for you - and it could save you valuable time and money in the long run.
