Kimberley Gulf carry out pre-sales or pre-purchase Timber and Damp Surveys. We can assess your property for Timber and Damp defects prior to you marketing your home and can inspect a property that you are considering to purchase or have been asked for a survey from a mortgage company or recommended by a Home Buyers Survey. We are members of the Property Care Association (PCA) and can offer Guarantee Protection Insurance. Staff are First Aid qualified, hold CITB CSCS cards, Gareth Ellis holds the Health and Safety qualifications CITB SMSTS and IOSH Managing Safely.

Kimberley Gulf carry out Management Asbestos Surveys and Refurbishment/Demolition Surveys using the HSG 246 guidance. Both Peter Roberts and Gareth Ellis hold the BOHS P402 qualification in Building Surveys and Bulk Sampling for asbestos. If you are a 'duty holder'; that is if you own a property that is non-domestic, be it commercial, residential, or is any ones place of work; then you must have an asbestos register for that building if it was constructed before the year 2000. This is a non-intrusive inspection that logs any ACMs (Asbestos Containing Materials) that are present so that you can advise staff, occupants, residents, visitors or contactors for their safety.

Kimberley Gulf's Timber & Damp survey service combines the main features of our separate and more specific timber survey and damp survey services (which tend to be more detailed for a specific area rather than covering a whole property). This service is intended to provide property buyers and sellers alike with an overall 'whole house' survey of the state of the structural timber and any damp issues. Using a hand held meter we assess damp in both the structural timbers and walls to build up a picture of any underlying issues causing damp and/or damage in a property's timber work.

Damp can be a major cause of concern for any property owner, and we have many decades of practical experience in damp surveys and evaluating damp problems in all types of buildings. We will undertake a non-destructive evaluation which will be tailored to your property and the different conditions to which it is exposed. Our experienced surveyors will assess the property for a range of factors which may be the cause of dampness. For example, blocked air bricks beneath a suspended timber floor will point to a possible rot problem beneath a floor, or a gutter which has been overflowing for years would signal the possibility of rotting timber and damp walls, as would a breached damp proof course.

When penetrating damp occurs below ground, such as in a cellar, the source of dampness cannot be removed and thus a variety of specialised Waterproofing or "Tanking" systems are applied by our experts to provide a barrier between the damp masonry and the decorated surface. The type of waterproofing or tanking system used will depend on the end requirements for the area under consideration. Both of our surveyors hold the 'Certified Surveyor in Structural Waterproofing' qualification which allows them to design and specify waterproofing systems to below ground structures.
