Paid 440k for one of their new builds 9 months ago and have had nothing but problems since. It's been a complete nightmare dealing with the directors too as they refuse to fix many issues. They have cheated us out of thousands of pounds! They have withheld information about the warranty's of items in our home. They have ignored emails for weeks and refused to answer our questions. The site manager refuses to speak to us and it is his company. Our only point of contact is the architect director, who has taken 3 2 week holidays in 9 months, so when she is away we have nobody to reach out to. Our frustration with how poorly they treat us has been falsely labelled as disrespect - using this to get out of coming to the property to repair things. We have to fight them on pretty much everything, it's exhausting. They have lied to us about issues raised in the home, and fobbed us off repeatedly. We have spent thousands now having to get tradesmen to fix things they should have done themselves. To get them to do anything we have to provide them evidence from other professionals - which costs us money for this service. We have spent hours researching construction and getting quotes for repair work they should be doing. We are completely disillusioned by the construction industry after having to deal with these people who I can only describe as dishonest heartless bullies in my opinion. It has been so upsetting and stressful and we regret ever buying this home.

It was snagged independently at handover revealing over 400 snags, after being told the directors personally snagged it themselves, this was clearly a lie. The snagger unfortunately missed some pretty big issues too and S&R have just used this against us. At our viewing there was obvious incomplete work around the property and visible snags, but we were reassured that this would be fixed before handover. When we got the keys, the work was clearly abandoned and snags were not repaired but one lump in the floor which later needed repaired again. The house was even dirty and windows filthy. We immediately began to not trust them.
There is poor work everywhere upon closer inspection, all our doors and windows have droughts. We told the directors we were freezing over winter and they did nothing even knowing we are having a baby. Not long after we moved in we went through a stressful round of IVF and got pregnant and they knew about our situation the entire time. They don't care about their clients in my opinion.

The front door was completely bowed. The expensive patio doors were installed incorrectly and they have still not rectified it. There are hundreds of scratches all over two large windows, as well as some smaller windows, that they refuse to fix, even though we have a recording of them saying they would repair them. They blamed our snagger for not noticing them but the windows were filthy during his visit, i'm not surprised he missed them. We were also told at their first visit soon after moving in, that they would be cleaned so we waited weeks for this, for it to never actually happen. I eventually decided to go clean them myself a few weeks in as I was fed up waiting, to then discover all the scratches. I did not clean them in the end as I wanted the director to see them first before they accused us of causing them. They said windows are for looking out not at, and won't fix them. We have to pay £1400 to replace them now. I also found images of the property during development and these windows were not protected before a glass balcony was installed directly above. They denied this even though I sent them photographic proof.

Before purchase we were told the passing place was to be tarmacd (it should have been done legally before the house was up for sale according to the council) They said we could get it blocked if we wanted and even sent us stone samples. We just had to pay the difference for the cost of getting it tarmacd. As the relationship deteriorated though, we were told that this would no longer be getting blocked and director made up actual lies about how the passing place needs to be completed when the other two house owners on the street had agreed to getting it blocked. The issue is that there is nobody in the unfinished house next door, it's not even up for sale, and not even a house built next to that one just land! It was just utter nonsense and she had no proof to back this up. No documentation in our contract stating this. She was just doing it to spite us because we would not tolerate her disrespectful behaviour and her refusal to fix defects in our home. It is getting fixed now because we reached out to the council and they said it should have been completed before sale and the directors disobeyed the councils authority. She has the cheek to then blame us for how long this has taken to get done even though she was withholding the £6k for us to get it paved and ignored our questions about it for months. It's honestly just insane unprofessional behaviour and we will be reporting her to the Architects Registration Board.

We have had the council round to the property to confirm that areas of the home do not comply with building standards. The director was not going to do anything and even said it was fine, until we had the council enforce it on her. There is gravel well above the DPC which will result in damp walls. This has still not been fixed 9 months on and her solution to fix it will make it look worse.

We couldn't sleep in our main bedroom for 6 months because the ensuite bathroom extractor fan was so noisy. They installed really cheap ones even though they know it's a very windy area. They were never fixed and we had to pay for better covers that were noise proof, and pay to have them installed. They said the vents are not defective. Imagine not caring about the fact your clients can't sleep in a home you designed! So cruel.
All of our soffits and fascias were smeared in render, they said they would clean them but never did. Had to pay someone to do it. There are white stains all over the roof lead flashing to which they said at their visit was just down to the weather. This was a bare faced lie and upon further digging ( as I did not trust anything they said at this point) I discovered the roofer 'forgot' (the roofers own words) to oil areas of the lead flashing, making them prone to staining. They won't fix it and said the flashing doesn't need to be oiled, even though the roofer oiled other areas. Now the director is saying that the oil is toxic so shouldn't be used it makes no sense. The roofer was incredibly defensive and rude when confronted about a poor repair to some lead work he had done too. S&R have claimed we are the disrespectful ones though, claiming we shouted and swore at the roofer - just complete lies. There are numerous roof issues that are not getting fixed now, like cracked slates, gaps and failed mastic because the roofer won't come back. They just lie about everything to get out of doing anything.

Our heat pump was not insulated correctly at all, resulting in significant heat loss and high heating bills for 9 months. The plumber came back to 'fix it' 9 months later after we had to pay for a heating engineer to confirm this. They don't take our word seriously and need proof to do anything. He still left gaps everywhere and did a substandard job. Their staff do not know what they are doing! All of their repairs look worse. We had a leak for days and there was no urgency to fix it, so the skirting board is completely damaged from water and they won't repair it. Their plumber even forgot to connect the overflow pipe to the sink, just basic basic stuff it's so embarrassing.

The wall render has several cracks, scratches, poor application, holes, it's completely uneven and walls are not level - some out of tolerance. Weep vents are sticking out half an inch and some are smeared in render blocking them. The director who is not a roughcaster came to 'repair' some of the chunks of render missing and he just smeared white sealant over them. It's laughable how bad the 'repair' is. It was very clear that he did not care about doing a good job. When we confront them about the poor repairs they get annoyed and we are told to be grateful they are even repairing anything as it is a gesture of goodwill. It's so manipulative! The weep vents are still blocked and we were told by the other director that we are being pedantic and our standards are too high. we had a structural engineer and two roughcasters confirm how poor the work is. it should have never been signed off. They also hired a roughcaster who had to borrow machinery as he didn't own anything, or even have a business. I found out who it was after my own digging as S&R would refuse to tell us who carried work out in our own property. He did not care about the quality or issues and just got defensive, a pattern with S&R subcontractors. He has not been back to repair anything. He also said he gave no guarantee with his work which is not typical with the type of job.

The toilet kept blocking and turns out they installed the underground pipes wrong and they were damaged too. Had to have our turf dug up and it looks worse now. Even the turf was not laid with top soil and looks like it's dying already. It was patchy the day we moved in and they won't fix it. We have had sewage seeping into our garden every day from an incorrect installation and it's not been fixed yet 9 months in. We have several mice eating our belongings and they refuse to inspect it, we have to pay for pest control now. There is thermal bypass throughout the home and air leaks everywhere even every electrical socket. Half of our internal doors are chipped and damaged from being cut badly which they won't fix as they are not defective to them. The front and back door as well as the french UPVC doors are covered in stains and scratches that they won't fix and they say they are not defective. They are brand new doors! It makes no sense either because one day they had a plastic surgeon come to fix similar marks but they only paid him for one day and they refused to get him to come back to repair the other marks. Why fix some but not all?

The garage door was not installed correctly and they ignored us for months, forcing us to get it repaired ourselves as we needed to use our door. They won't reimburse us as they said ' they would have liked the option to fix it' even though they ignored us about it. The garage side door was not installed correctly, has missing parts and has serious water ingress. They have fobbed us off several times about it. The concrete garage floor was crumbling and incredibly dusty and I had to fight with them to fix it. At one visit the director said 'it is what it is' about the floor. Their groundswork contractor had to convince them it was bad to get it fixed.

There are cracked tiles in the bathroom, holes in grout, failed sealant that has also been very poorly applied. They said they had 'seen worse' when I pointed out the poor sealant. Also huge draughts in the bathrooms too that they won't fix as the property 'passed it's air tightness test' All our skirting boards are scored from the carpet fitter, and the director said 'we will make sure they are more careful in our next properties' It's actually comical some of the stuff they say. The plaster work and taping is a disgrace and their painters just painted over lumpy areas in the walls. There are settlement cracks everywhere, hundreds of nail pops and visible plasterboard joints that they are not fixing even though it was agreed on before we bought the place! All the walls are unlevel and some out of tolerance, corners are squint, floors uneven, the list is endless.

They left incomplete landscaping where a hedge was supposed to be planted so we had to rent 2 skips costing £600 not including HOURS of labour to clear the construction rubble they buried and stones. They had no intentions of planting the hedge. They planted flowers surrounded by stones too that should have been cleared. You can't even dig 3 inches into the soil without hitting construction rubble.

It was like there was ZERO quality control from the director who is the site manager and joiner. They care more about the relationships with their subcontractors than their clients because it's easier for them as they don't need to find new ones. They have been so manipulative and it seems to be a big game to them. They actually think they are untouchable it's disgusting.

I could go on ALL day, and there is no point as this will just get deleted and I will get blocked like every other comment I have tried to post. They do not care! They silence and block you. They also know how expensive it is going to be to take them to court and they use this to their advantage. They are laughing at us! Actual cowboys.
