From the moment you enter the gates of Kinross House Estate, you are transported to a magical setting on the banks of our very own loch complete with private island. Perfect for exclusive use events looking for the ultimate Scottish countryside destination.
Kinross House Estate sits on the west shores of Loch Leven. The estate itself covers woodland walkways, spectacular landscaped gardens, and manicured lawns, plus our very own Loch Leven Castle island. Loch Leven is Scotland's largest lowland freshwater loch with excellent trout fishing and is a designated National Nature Reserve. Loch Leven Castle is now a ruined castle on an island in Loch Leven. Dating back to 1300, the island has infamously been linked to many historical events over the years.
Steeped in history and grandeur, Kinross House and its fabulous estate setting undoubtedly provide one of Scotland's finest and most beautiful destinations to enjoy a trip of a lifetime. The estate offers five-star exclusive hire of Kinross House, or our Coach House & Spa, or indeed both for those wishing to hire the full estate for complete privacy. Enjoy pure luxury travel in grand surroundings. The estate is simply teeming with opulence and grandeur. The estate can sleep up to 48 in 24 bedrooms: Kinross House has 14 uniquely designed ensuite bedrooms and The Coach House provides a further 10 individually designed ensuite bedrooms.
I was there yesterday with my daughters. This was a gift for my 60th. The drive into the place was pretty spectacular. The spa was fantastic and I loved the massage. Would highly recommend That Coach House Spa. Everyone was so nice. This is definitely the place to go to if you truly want pampered.
Spent the afternoon here for mums 60th. Lisa and her team we're brilliant, nothing was too much trouble. Treatments were amazing, as were the pool and sauna. The drive up to the spa was spectacular as well. This place is a wee hidden gem and i would thoroughly recommend a visit.
I booked the repair spa day package with afternoon tea for my best friends 30th birthday and it did not disappoint! We were thoroughly pampered from start to finish, and feel amazing for it! The spa was busy on the day but was so brilliantly organised in order to feel like you had the place to yourself and had all the time in the world, really nice touch! The atmosphere was so lovely, felt instantly relaxed and comfortable in absolutely gorgeous surroundings! The staff team could not have been more welcoming or attentive, again adding hugely to our comfort and enjoyment. Afternoon tea was delicious and homemade, by no means a tokenistic add on like I have seen in other spas! Thank you for a really lovely day, will hopefully be back soon!
Great news to kickstart the weekend! Congratulations to 3 members of our team for all being awarded places on HIT Scotland's Tourism and Hospitality Talent Development Programme. A fantastic learning and development opportunity. Lynn Donald, our Head Housekeeper, will do the Supervisor programme.
'Not more snow pics?!' *GROANS* 'Yes, but they're even better than yesterday's photos!' We think these could win awards, our favourites being the first five. Especially photo one, just capturing the formal gardens, loch and island perfectly with the powdery foot-deep snow, the cool sun and clear.

HISTORY LESSON! At 8am, on this day in 1587 (8th February); Mary Queen of Scots was beheaded at Fotheringhay Castle, on the orders of her cousin: Queen Elizabeth I of England. She was, of course, imprisoned in Loch Leven Castle on Castle Island (part of Kinross House Estate) for 11 months between.
